Builder’s Warranty
Residential Builder's Warranty or Indemnity Insurance covers loss or damage resulting from non-completion of work, loss of deposit or breach of statutory warranty. An insurance claim can be activated by the insolvency, disappearance or death of the builder. The time period during which claims can be made varies by State but is usually within 5 to 7 years from the date of completion of the building project.
State and Territory law requires Builder's Warranty Insurance for all residential building projects above a certain value which are carried out by a licensed or owner builder. It covers the owner or any subsequent owners of a property during the warranty period.
This type of insurance must be purchased by the builder at the time of entering into a building contract.
Owner Builder's Warranty insurance can also be taken out and covers homes constructed by an owner builder rather than a licensed builder.
